Eau Claire’s Redevelopment Authority agreed to buy another lot in an area along the Chippewa River that’s scheduled to become a future mixed-use development.

The RDA decided Wednesday to pay $120,000 for a 1-acre lot and storage building owned by Jerry and Kathleen Evans at 38 Maple St.

Buying the Evans’ land means the city owns almost all of the riverfront property it wants for the West Bank Redevelopment District.

“There’s still a couple of properties left on the river side,” said Mike Schatz, city economic development administrator.

The RDA is negotiating with Oxford Properties to purchase the building at 1807 Oxford Ave. A lot owned by Gary and Sharon Fairchild of DePere at 1711 Oxford Ave. is the other remaining riverfront parcel.

Those acquisitions would need to wait another year, Schatz said, as the RDA’s budget doesn’t have enough money currently to buy them. It does have enough funding to demolish several old buildings in the West Bank Redevelopment District that the city has already bought, he said, which likely will happen later this year.

The city’s plan for the district is to maintain public park space and continue recreational trails along the riverfront. Private developers would then be sought to make retail, office and apartment buildings in the district, Schatz said.

The RDA has focused on buying riverfront property in the district, Schatz said, before it will shift its efforts to a few buildings along the west side of Oxford Avenue.

The RDA is not planning to buy some buildings in the district, namely the Eau Claire Children’s Theatre, Kwik Trip and Family Video.

Dell’s Architectural Antiques currently is using the Evans’ storage building at 38 Maple St. That salvage business, which has its main building at 121 Maple St., will be reimbursed by the RDA for up to $30,000 in relocation costs.
